Bell House: A Strong Start for a Thoughtfully Reimagined Home

This summer, we were delighted to welcome Bell House into our Oxford portfolio. For the owner, Bell House represented an opportunity to reimagine a former guest house into something better suited to modern Oxford living, six well-designed studio apartments created with working guests and longer stays in mind.

Set in Headington, Bell House sits perfectly for people coming to Oxford to work, study or support family. Guests include NHS staff at the John Radcliffe Hospital, academics and visitors to Oxford Brookes University, as well as leisure travellers looking for easy access to the city via excellent bus routes.

Launching with People in Mind

From the outset, our team focused on who would stay here – not just how the apartments looked. We knew Bell House would appeal to guests seeking convenience, simplicity and a calm place to live while working in the city.

Our launch activity reflected that understanding:

  • Direct outreach to hospital departments and university teams hosting visiting staff
  • Social media campaigns tailored to business and leisure audiences
  • Targeted email campaigns to relocation agents, partners and repeat bookers

The Results So Far

Just three months in, Bell House is already delivering strong, stable performance:

Number of Bookings95 bookings
Revenue£44,000.00
Number of Nights Booked407 nights
Average Occupancy Across All Six Apartments65.00%
Reason for stay (Booking Persona)Academic visitors, professionals working nearby, leisure

Most importantly, the property has established itself early as a reliable choice for longer, work-related stays – creating confidence for the owner and consistency for future growth.
