Our Pro-Active Approach to Business Bookers Helping Boost Revenue and Occupancy

Field View House is a modern and stylish three bedroom home in the charming town of Brackley.  With Brackley being so close to Oxfordshire towns such as Banbury and Bicester as well as Silverstone Circuit it is ideally located for those working nearby. 

Due to the property having parking, three bedrooms and two bathrooms we deemed it an ideal property for those working nearby; whether on a short contract or those relocating to Oxfordshire.

The Issue

Even with the home being decorated and furnished to a high standard , good location and amenities the home suffered with a poor performance due to not being in a key area where people were searching for. Therefore the owner had discussed taking it back to manage the property themselves which meant for them to set up their own Airbnb account, to try and win more bookings.

Our Work Behind The Scenes

When a short-stay enquiry came through – this time from a business email – our Business Development team member, Tarryn decided to proactively initiate contact with the guests and learn more about the company. A casual conversation turned into an understanding of their work, their project in the area, and their longer-term needs. By understanding the client’s company, project timeline, and budget. An opportunity was identified to convert a short-term stay into a longer commitment. Then we actively engaged in multiple phone calls to build a relationship with the Project Manager.

That insight opened the door to a lucrative potential booking we could offer to the owner, one focused on flexibility, cost efficiency, and long-term stability rather than short stays. We negotiated a rate that worked for both sides, and restructured operational costs, turning weekly cleans into linen changes to improve net returns for our owner.

The Results 

The property has now had a longer term stay for the owners – which has meant there was a higher revenue, and less housekeeping costs  than you would expect from a short-term stay. 

As a result of this project multiple properties nearby were also booked since the work project also grew.
