Our Letting Fees Schedule 

On identifying and securing a tenant at an acceptable rent and who subsequently completes the Tenancy Agreement our fees will be due as set out as below:

  • Let Only: 7% of rent (including VAT)
  • Rent Collect: 9% of rent (including VAT)
  • Full management of property: 12% of rent (including VAT)

How do you screen tenants and minimise the risk of rent arrears or property damage?

We take great care in selecting the right tenants for every property. All applicants go through a detailed referencing process, which includes credit checks, employment verification, previous landlord references, and proof of income. We also meet or speak personally with each tenant to ensure they’re a good fit for the property and the landlord’s expectations.
To minimise risk, we register all deposits with a government-approved scheme and, where appropriate, recommend or include rent guarantee and damage protection cover. Regular inspections and strong communication with tenants throughout the tenancy also help us identify and resolve any issues early.
Our aim is always to secure reliable, respectful tenants and protect your investment as if it were our own.

What happens if there is a maintenance emergency at my property? 

You have a dedicated property manager who is assigned to look after your property. They will get to know your property in detail and work closely with the tenant. We have a team of property managers to cover out of hours emergencies, and well rehearsed processes to deal with most types of emergency!

Do you handle all the legal and compliance requirements for landlords?

Yes. We provide guidance on compliance with all statutory requirements and letting consents.
Our local experts can advise and support you on key areas such as fire safety, gas safety, and electrical inspections (EICR), ensuring your property meets all legal obligations.
